• What appliances are included?

Each apartment has a Samsung; 50” smart TV included. We provide, touch control ceramic induction hob, combi oven and/or microwave options, fridge freezer, dishwasher and washer/dryer. Sounds technical? Fear not, ‘how to’ guides are provided within your move in process. Plus, we're always on-hand to offer support, our onsite team will undergo full training on all appliances.

  • Do the apartments have balconies?

Many of our apartments in the lower blocks have a balcony or a Juliette balcony. Is that what you have your eyes on?

  • Are the apartments fully furnished?

You know by now, we don't do things in halves... Good furniture wasn’t good enough for our residents.  Moda has partnered with Naomi Cleaver to bring you beautiful interior designed apartments with a bespoke furniture package. 

A typical furnished apartment will include plush velvet sofas, wood finish media unit, nested coffee tables, marble topped dining tables and chairs, bespoke fitted wardrobes, 1,000 individual pocket sprung mattress made from natural materials and marble effect bedside tables.

  • Are there furniture options?

Some apartments are available un-furnished and we do have various colour options on furnished apartments. Our leasing team will help match your needs and find your perfect home. 

  • Will broadband be available when I move in?

Definitely. On from day one... We understand the importance of being connected from the moment you move into your home.  250MBPS fibre broadband is included within your rent and set up. 'Home is where the WiFi is' - you can connect within the communal area’s including guest WiFi for your visitors. Want to go fastest, talk to us about an upgrade.

  • Am I responsible for the council tax?

Yes, you will be responsible for the Council Tax from the first day of your tenancy.

  • Am I responsible for utilities?

Residents are responsible for the payment of all utilities direct to the billing company, Amber energy. We've made it easy for you though... As part of your move in process your accounts will be all set up for you when you and we'll notify them when you move out. You will only pay for energy and water that you use as your meters are constantly read.

  • Can I change a utility supplier?

The metering infrastructure at Moda, Angel Gardens works on a single supplier so there's no need to change suppliers to get the best rates.  We have procured highly competitive rates for all utilities and our brokers review the market annually to make sure we're getting you the best price. Moda has created a simplified experience for residents to track costs and usage, it's all in the My Moda app.   

  • Can I connect to Sky or Virgin?

Your Samsung TV will be installed and Sky Q enabled with exclusive resident offers and savings! Your account set up and payment will be directly with Sky services, and full details of how to join will be provided within your move-in process.

  • Is there a telephone line within the apartment?

Due to growing demand for various media platforms, there will not be a traditional phone line installed. If you want to know more about our WiFi calling functionality then speak to our leasing team for full details. 

  • Do I need a TV licence?

Yes, you'll need to set this up when you move in to take advantage of your free Samsung TV or use additional sets. Links will be provided to register, or you can make a change of address on your existing agreement. This will be billable directly from the TV licensing authority, and not Moda Living.

  • Do you carry out apartment inspections?

By prior appointment, we'll carry out apartment condition checks halfway through your tenancy. You're welcome to be present, as we want to make sure that you're satisfied with all aspects of your home.
